Mokoia Downs is a multi-award winning boutique Rotorua B&B that nestles in the midst of a delightful, secluded rural setting. Close to Lake Rotorua and just 12 minutes from the city centre, Mick and Teresa offer warm hospitality, extensive amenities and awesome breakfasts in a home that exudes charm and character.

Wake up to birdsong and the smell of home-baked bread, enjoy a sumptuous breakfast, and after a day's activities relax with a complimentary drink while watching the sun go down over the beautiful grounds, or perhaps watch a movie in our atmospheric indie cinema, or even join Mick and Teresa for some complimentary tasting of the wide range of liquers made at the Mokoia Downs micro-distillery.
With so many unique or unusual features, including an indie cinema, micro-distillery, bar, library and vintage machinery, Mokoia Downs B&B offers memorable experiences rather than simply a place to stay.
From the moment that you arrive and are welcomed by Mick and Teresa with a refreshing drink and freshly baked treats, the intention is to spoil you and do everything possible to make your stay exceed expectations.
A year travelling around the world in 2004 and 2005 and staying in hundreds of different places has greatly influenced how we set up our B&B from scratch, and our attention to detail is second to none. Whilst we aim for the highest possible standard of service, our approach is relaxed, friendly and informal. We want nothing more than for guests to feel totally at home during their stay at Mokoia Downs, and to leave with great memories and a desire to return one day.

Taranaki Room

The Taranaki Room is comfortable and cosy rather than large, and contains original paintings that enhance the character of the room. It has a Queen bed with orthapeadic mattress combining comfort and support. The en-suite has a bath as well as a shower. The bedroom has recessed storage as well as luggage racks.

The Tarawera Suite is a 2 room suite with shared en-suite and a private entrance. Original paintings enhance the character of the rooms. Room 1 has a Queen bed with orthapeadic mattress combining comfort and support. Room 2 has twin beds which also have orthapaedic matresses. Bedroom 2 has recessed storage as well as luggage racks.
